Many modular home buyers want to save money by being their own general contractor. While modular home construction is certainly easier to manage on your own than stick-building, we still do not recommend this option for most people. If this is something you are considering, be sure that you have the time available to manage the project, the knowledge and resources to get the job done on time and on budget, the proper insurances and subcontractor screening processes, and the construction management experience that most lenders require in order to finance the project. If you meet these criteria, we are happy to work with you to make your dreams a reality.
The intermediate option is to act as your own GC, but with the guidance of a professional project manager. This option allows you to still control the finances, hire and fire your own subcontractors and remain in complete control of the project, but gives you access to a reliable, experienced advisor as you move through the project. We are happy to recommend a good project manager at your request.
Most of our clients hire our sister company, Saratoga Construction LLC, to GC the project from start to finish. This is the easiest and best option for most buyers. For projects outside our service area, we have worked with a number of reputable GC’s that we are happy to recommend on request.
